Previous rental or mortgage verifications should reflect an account that was paid as agreed with no reamining balance due, no property damage or disruptive conduct, adherance to stated lease/ contract requirement.
A verifiable gross income of at least 2.5 to 3 times the monthly rent rate is required. Prospective tenants will be required to submit pay stubs, tax returns, or bank statements for the verification process.
Applicants must have at least 3 months of continuous verifiable employment with their current employer or within their current industry.
Exceptions may be considered for recent graduates, military personnel, or those with other verifiable income sources.
A criminal and sex offender records search will be conducted as part of the screening process. Applicants will be provided with a copy of the final report.
A credit report is required for each adult over the age of 18 responsible for the payments of rent due as required in the lease.
Co-Signers may be accepted in certain circumstances where there is a first time lessee that does not have an established rental history or credit or in cases of family members who would otherwise not qualify under the current selection criteria.
The co-signer will be required to be added to the lease as a guarantor and held to the same criteria as the lessee.
